_OVERVIEW

The Roof is a self-initiated Framer template for real estate agencies working across Southeast Asia. I designed and built every page, plus dynamic detail pages for listings and the blog. It was my first end-to-end solo template built in Framer. It helped me a lot to understand the Framer software & its workflow, as well as CMS structure, SEO & web accessibility from the ground up.

_problem

Most real estate templates are built heavy and slow, close to invisible to Google: no real SEO, no meta fields, no semantics. The local buyers never reach them. Navigation has no clarity, so it drowns people in filters and drop-downs before a single listing appears. The whole mobile UX ignoring responsiveness, buttons shrink, a property's details scatter across separate screens. Most templates also default to a corporate blue-and-grey palette, and that voice doesn't fit Southeast Asia. Often properties here are meant to build integrated in nature, the eco-conscious life is spreading - a large share of buyers are digital nomads, retirees, and expats who moved for slower, eco life-style. I'm based in Thailand, so this is a market I watch and analyze firsthand.

_approach

Before designing, I audited the real estate platforms like Redfin, Airbnb, also local SEA agency sites - most of them old-looking. The pattern I took forward: a single, unified property collection with type-aware rendering, rather than a separate for each property type.

The core decision was the CMS architecture. I built one CMS collection for property listings, variant-based, with conditional fields, rather than three separate collections for villa, apartment, and commercial. This is the same unified property schema Redfin & Airbnb run, and it's the principle Brad Frost names in Atomic Design: one component with variants is more maintainable than three near-identical ones.

Every listing and every blog post gets its own detail page, so each one carries a permanent URL. Search engines can index it. An agent can send it straight to a client. The rest of the flow is built to earn trust. The hero leads with a clear promise and two routes in, Find the Best Match and Get a Free Consultation. Testimonials span residential, commercial, and investment. A custom 404 catches wrong turns, thank you page closes every form.

_results

The Roof was my first end-to-end solo template, published live. It's where I learned to think in CMS architecture instead of static pages, improved my skills in SEO & a11y, semantics and become the best friends with FRAMER.
